How to add value to your home

Posted on August 14, 2020 by Greg Pelka

With the Queensland property market holding up incredibly well considering how 2020 has gone so far, you may be thinking it is time to place your home on the market. And you of course want to get the best price possible, so adding extra value where you can is definitely a great idea.

But we know, we know… adding value to your home costs lots of $$$, which you may not have. This isn’t always the case though!

You don’t have to spend thousands of dollars to increase your home’s appeal. Spending a little time cleaning and tidying can do great things for your home’s street appeal and value. Of course, sometimes a small outlay can make further substantial improvements, but that isn’t the only option!

Easy Starting Point

If you have a garage door, it likely takes up a quite a bit of your home’s frontage. With this in mind, clear out any cobwebs and clean up any dirt, dust and/or grime that has accumulated on the door – this can achieve huge gains in very little time.

Additionally, if you have a house inspection coming up, take a look at the rollers and the running tracks of your garage door. They likely need a little attention too and will impress potential buyers too.

Another easy starting point is for all you pressure washing lovers out there – grab your equipment and clean up your driveway, any concrete verandahs you may have and/or walkways with a good quality pressure washer. This can make your home look amazing in no time at all.

Windows

The next step to upping your home’s value is to take a look at your windows. Offering a clear and uninterrupted view of your garden from indoors not only makes you feel good, it’s easily achievable. How you may ask? Add a little methylated spirits to some water and squeegee your windows inside and out – your visitors will start commenting on your windows regularly, they look so good.

Gutters

If your gutters are doing their job properly you likely don’t even notice them, but they do add to the impression of a well-maintained home. Grab a ladder and give your gutters a quick tidy, meaning rainwater will collect where it’s supposed to – in your tank – and not flow over. This leaves your freshly cleaned porches water-free and also means you’re better prepared for possible bushfires.

Outdoor Furniture

Your outdoor furniture likely gets a lot of use for barbecues, parties and general good times. A splash of furniture oil on your wooden tables and chairs will give them a lift for summer and keep them in great condition all year round.

Lawns and Gardens

This is the area that can make a huge difference to the appeal of your home. A lush, thick lawn looks amazing and isn’t hard to pull off.  To make your lawn really come alive pretty much instantly, you can apply a little bit of magic in the form of ColourGuard. This inexpensive lawn paint will green your lawn, give it a health kick and transform your front yard if your lawn’s looking a little tired. To top it off, you’ll get a greater sense of space and allow more light onto your renewed lawn by shaping your hedges and shrubs.

A Few Final Points

A few finishing touches that can help add to your home’s value include:

  • Painting your front door in a modern colour can look both smart and inviting.
  • If you are painting your front door, why not give your fences, fascias and window frames a lick of paint too? This can offer a high-class result for very little cash and a bit of your time.
  • If you’re not the gardening type, it doesn’t get any easier than this – potted, low-maintenance plants. There are two great benefits to these as well: an immediate pay-off, plus you can take them with you if you move.
  • Easily seen numbers on your letterbox means you’ll receive the right mail, and a buff up also makes it super easy for home buyers to find your address for your open home inspections.
  • Ornamental lighting in your garden beds will really make all your handiwork pop.

These are just a few great tips to increase the value of your home – good luck!
